Lay out a developer plan as a dated installment schedule
Developers often sell plots and apartments on a payment plan: a down payment, sometimes a booking amount, a run of installments and a payment on possession. Enter the numbers from your offer to see them laid out as one dated schedule, with the share of the price paid after each step.
You can type each part as an amount, such as 2,500,000, or as a percentage of the total price, such as 20%.
Read this first. This tool builds a schedule from the numbers you enter. It assumes no markup, profit rate or extra charges. A developer's actual plan, charges and due dates must be taken from your allotment letter or payment plan document. We do not verify any developer's plan.

How it works
The schedule is built from the numbers you type and nothing else.
- Installments: what is left after the down payment, booking amount and possession payment is split into the number of installments you enter. If it does not divide evenly, the first few installments are Rs 1 higher, so the schedule always adds up to the total price exactly.
- Percentages: a percentage is taken of the total price and rounded to the nearest rupee.
- Dates: the booking and down payment fall on the start date. Installments follow every 1, 3 or 6 months, counted from the start date. If a month is shorter, the last day of that month is used, so 31 January with monthly installments gives 28 February (29 in a leap year), then 31 March.
- Possession or balloon payment: shown as the last row with no date. If your plan places it elsewhere, follow your document.
- Check: the tool adds up the down payment, booking, installments and possession payment and shows an error if they are more than the total price or leave nothing for the installments.
It does not add markup, profit rate, service or development charges, taxes or transfer fees, and it does not know any developer's terms. Take the actual plan, charges and dates from the allotment letter or payment plan document, and ask the developer to confirm them in writing. For property taxes see our taxes coverage.
